The Charles: New York’s first residential tower with one apartment per floor

The Charles is an extraordinary residential tower developed by Bluerock Real Estate and Victor Homes. This real estate project in the heart of Manhattan is currently under construction at 1355 First Avenue on the Upper East Side. The 32-storey tower offers spacious, light-filled apartments, each occupying an entire floor of over 338 m². Work is scheduled for completion before the end of 2014.

The Upper East Side is one of New York’s most sought-after neighborhoods, and The Charles is within walking distance of major museums, art galleries, boutiques and private schools. It’s also very close to Central Park, which can be admired from most apartments. The interior design was entrusted to the English design firm David Collins Studio.

“Our aim for The Charles is to offer residents the privacy and space of a townhouse, while enjoying top-of-the-range facilities and services,” says Ramin Kamfar, founder of Bluerock and developer of the real estate project, who himself will reside in one of the apartments. “We’re working closely with the design teams to create one of Manhattan’s most luxurious addresses, with spacious volumes, high ceilings, plenty of natural light, unobstructed views and a feeling of space.

The Charles meets a growing demand for spacious apartments in the heart of Manhattan. With 50% of the residences already sold, and only 12 apartments still available, this real estate project is a success. The price of a 338 m², 4-bedroom, 4-bathroom apartment has been set at $6 million (approx. €4,343,000). The delivery of the show apartment in May 2014 and the move-in of the first residents before the end of the year represent an important moment in this large-scale project and mark a decisive turning point for the New York real estate market.

Prices have already reached a record with the sale of a 4-storey penthouse for $38 million (€27,510,900), more than double the highest selling price in the neighborhood. However, prices at The Charles don’t match the dizzying sums of other Upper East Side developments.

The price per square meter on the Upper East Side is among the highest in the USA, and the neighborhood is happy to welcome one of Manhattan’s finest clientele. This pricing policy observed over the past few years can be explained by New York’s power of attraction for foreign buyers. Prices in this area continue to climb, and can exceed $10,000 per m², as international buyers see it as a safe and prestigious investment.

All apartments feature large bedrooms with walk-in closets, Bianco Dolomiti marble bathrooms and large floor-to-ceiling windows. The interior design is by David Collins Studio, famous for his work on the London NYC, the Connaught Apartment, the Wolseley, the Blue Bar at the Berkeley, and the bar at Claridge’s. With a gym, 24-hour concierge reception and children’s services, The Charles offers the ideal lifestyle in one of Manhattan’s most sophisticated neighborhoods.

Architect Ismael Leyva says of the Charles, “This new tower has been designed with a European clientele in mind. Simon Rawlings, Artistic Director of David Collins Studio adds “With tones of blue, grey and lavender, enhanced by light touches of gold and silver, the Charles’ decoration reflects a classic European elegance”. The Charles is David Collins Studio’s first residential project of this scale, and its only residential tower in New York.
